Billerica Industrial Estates is an industrial park in South Billerica on Fortune Drive, a horseshoe loop that leaves the south side of Manning Road west of the Middlesex Turnpike and comes back to it. The "Definitive Plan of Billerica Industrial Estates," owned by The 128 Trust, was drawn in March 1964 by Emmons & Fleming, Inc., engineers and surveyors of Billerica, under the seal of John W. Fleming Jr., approved by the Planning Board on July 21, 1964 and recorded on August 27, 1964 (Plan Book 100, Plan 114). It laid out Fortune Drive, 60 feet wide, with industrial lots 1 to 14 of about 1.3 to 5.5 acres inside and around the loop, next to land of Miles Laboratories, Inc. In December 1972 the Everett M. Brooks Co. redrew the four inner lots as Lots 11A to 14A (Plan Book 115, Plan 174). The first buildings date from about 1972 to 1975 and most of the others from 1979 to 1986. The town accepted Fortune Drive in 1980.
