For 244 pounds "or in value thereof in Lands" paid by his father, Thomas releases to John Baldwin "all such Right Estate Portion Title Interest and Demand whatsoever as the aforesaid Thomas Baldwin had or ought to have in or unto the Estate both Real and Personal of the aforesaid John Baldwin" and is "utterly excluded and barred from any Part Share or Portion" of it. Witnesses Eleazar Whiting and William French Jr. With the 1732 deeds to William and John tertius, this settled the homestead on the two younger sons. Will dated Oct. 24, 1738, the testator "being very sick and weak in Body"; he died that day and the will was allowed on Nov. 20, 1738 (Lib. 20, p. 508). "I Give onto my well beloved Brother William Bauldwin all my Part of the Homestead that was formerly my Fathers and my Part of that Peice of Land on the East side the Country Rhode where the house now stands together with my Part of the buildings thereon standing," his part of the pasture between Lt. Thomas Kidder and land formerly Thomas Dutton's and of Andover meadows, and his oxen, cart and wheels; William, sole executor, was to provide for "my Honrd mothers Comfortable maintenance." Cows to his sisters Ruth Wyman and Abigail Tompson, a calf to his niece Mary Brown, and the remainder to his brother Thomas and his sisters. Witnesses Oliver Farmer, Joseph Johnson, William Stickney. Pages 2-5 read. From this will William Baldwin owned the whole house lot.

William Baldwin died Dec. 21, 1762. His widow Mary gave bond as administratrix on Feb. 27, 1764 (sureties Benjamin Lewis, Edward Farmer). The inventory of March 16, 1763 (William Stickney, Joshua Abbot Jr., Oliver Farmer) values "the Homsted of about Forty three Acres of Land with the Buildings there on Standing" at 440 pounds and 30 acres of wood west of Concord River at 30 pounds. The estate lay unsettled until May 11, 1802, when the grandson Thomas Baldwin took administration de bonis non. The committee of 1802-1803 described the house lot "on the east side of the great county road about eighty rods north of the meeting house containing about five acres, with the buildings thereon standing; bounded on the west side by said road, on the north by land of John Parker jun and on the east and south sides by land of Solomon Pollard" ($700), with 45 acres opposite running to Concord River, and reported that "the right, title and interest of all the said children has been purchased by the said William, the son," except the shares of Thomas, Oliver and Mary. After that report was disallowed, the division of Feb. 26, 1806 (accepted March 13, 1806) gave the woodlot to the heirs of Thomas and an acre and a half each to the heirs of Oliver and of Mary, and "all the rest and residue," including the house lot, to the heirs of William the son. All 25 pages read.

For 40 pounds, "all my Right Title and Interest that I have or ought to have in and unto the two thirds of the real estate that was my Fathers Mr William Baldwin late of Billerica deceased lying in said town, being two shares of said estate" (the eldest son's double share) and his share of the personal estate. Witnesses William Stickney and Edward Farmer. Billerica town book 9, pages 240-241 (Southern Registry Book 122 Page 335). William Baldwin Jr. went on to buy out the other heirs, as the 1803 probate committee reported.

Dated May 2, 1806, acknowledged May 26 before Joseph Locke, recorded May 30, 1806. Under a license of the Court of Common Pleas at Concord (March term 1806) and after public notice, the land was "struck off" at vendue on the premises on May 2 to Joseph Foster, the highest bidder, for $1,565: "a certain lot or tract of land situate in said Billerica about a quarter of a mile north of the meeting house bounded west by the great highway, north by land of John Parker, and south and east by land of Francis Pollard containing five acres more or less with all the buildings thereon standing." Billerica town book 10, pages 404-405 (Southern Registry Book 170 Page 97). This is the "1806 adm. William Baldwin to Joseph Foster" of the MACRIS chain.

Billerica town book 11, pages 54-55 (Southern Registry Book 175 Page 329); the margin notes the discharge by E. Pearson on Feb. 5, 1817. Pearson was still owed $656 when Foster died, and the house was sold subject to his claim in 1816.

Dated Nov. 29, 1816, acknowledged the same day before Blaney Abbot, recorded Jan. 1, 1817. Licensed by the Circuit Court of Common Pleas at Concord (September term 1816) to sell the real estate in the inventory to pay debts, Locke sold at public auction on Nov. 18, 1816, for $880, "the right in equity of redeeming the real estate hereafter described which belonged to the said Joseph Foster at the time of his decease which real estate was subject to mortgage viz a certain tract or parcel of land situate in said Billerica about one quarter of a mile north of the Meeting house on the road leading to Amherst containing about five acres more or less with all the buildings standing thereon bounded west by said road south by land of the heirs of Capt Francis Pollard decd east by land of said Pollards heirs and north by land of Col John Parker." Billerica town book 11, pages 439-440 (Southern Registry Book 215 Page 464). This is the "1816 adm. Joseph Foster to Thomas Sumner" of the MACRIS chain.

"A certain parcel of Real Estate situate in said Billerica," containing about five acres, bounded "Southerly & Easterly by Land of Ichabod Everett, Northerly by Land of the heirs of Col. John Parker now the Widow Susan Parker, Westerly by the Boston Road leading from Lowell to Boston with the Buildings thereon standing." Dated and acknowledged Nov. 9, recorded Nov. 9, 1841. Billerica town book 17, page 166 (Southern Registry Book 407 Page 434). The same day Blanchard mortgaged the place back to Sumner for $1,100, describing it as "formerly occupied and owned by said Sumner" (town book 17/167, S. 407/435). Stearns family tradition credits Blanchard with remodelling the house about 1841-42: taking out the central chimney, moving the main door to the gable end facing the street and adding the recessed doorway.

For $200, "one acre of land more or less," beginning at the northwesterly corner "at said Blanchard's garden lot in front of his house at the Great Road," easterly by Blanchard's land 20 rods 18 links to a stake, southerly eight rods to a large rock by Everett's land by the wall, westerly by Everett 19 rods 7 links to the Great road, and northerly by the road eight rods; Blanchard agreed to rebuild the wall on the south side. The strip came out of the 56-acre homestead north of the meeting house that Everett bought from John Crosby in 1819. Holden's Lane is the later Farmer's Lane, the north line of the homestead. The third of the three deeds recited in 1869.

Blanchard dated Nov. 9th 1841 ... Book 407 Page 434, Ichabod Everett to Wm. Blanchard dated May 17, 1844 ... Book 446 Page 476, Marshall Preston and wife to Wm. Blanchard dated May 1st 1859 ... For $2,400, "a certain parcel of land situate in said Billerica with the buildings thereon containing nine and a half acres," with the same bounds as the deed of the same day from Blanchard (Spalding's land at the great road, the wall, the Holden land "now of one Caldwell," and "a lane called Holden's lane"), "Being the same premises this day conveyed to me by said Blanchard"; void if Stearns paid $400 on June 5 next and $300 a year until paid. The same day Stearns deeded Blanchard a smaller place of three quarters of an acre with buildings nearer the village, so the purchase was partly an exchange. The mortgage passed by assignment to the Traders and Mechanics Insurance Company and to Dudley Foster, who discharged it in 1886.

Recorded Sept. 4, 1886. First, Dudley Foster, assignee of the mortgage given by Albert Stearns to William Blanchard on Nov. 11, 1869, acknowledges "full payment and satisfaction" and discharges it. Then, for $2,200 at six per cent for five years, Albert Stearns mortgages to George H. Hall "a certain parcel of land situated in said Billerica with the buildings thereon known as my 'Homestead' containing nine and a half acres," beginning at the southwesterly corner at land of Abel Spalding deceased at the Great Road, easterly by Spalding 19 rods 7 links to a wall, northerly by the wall, Spalding and land formerly owned by Isaac Holden to "a lane called Holden's lane," westerly by the lane to the Great Road and southerly by the road, "Being the same premises conveyed to me by William Blanchard deed dated November 11th 1869"; the buildings to be insured for at least $1,500. The margin records several assignments (to Ann B. Hall, Lucy M. King and Alice B. H. Rundle) and the discharge by Alice B. H. Rundle in October 1912.

For consideration paid, with quitclaim covenants, a strip on the south side of the homestead, "Commencing on Main Street at a stake and running Easterly by land of Mary Rogers, three hundred seventy eight and six tenths feet," northerly by land of Sears Cook 115 feet, "Westerly by land of Albert Stearns estate, four hundred eight and one tenth" feet to a stake on Main Street, and southerly on Main Street 85 feet: 38,544.3 square feet "according to a plan of the estate of Albert Stearns, surveyed by G. R. Colson, dated December 31, 1915." This is the Hayes land that bounds the house lot on the south in 1931 and 1960, and the one portion excepted from the 1924 deed to A. Warren Stearns.

With quitclaim covenants, two parcels, the first "All that parcel of land in Billerica Center now or formerly known as the Homestead of which Albert Stearns died seized June 25, 1914, and to which my late husband George E. Stearns succeeded as the son and sole heir at law of said Albert Stearns, with the exception of that portion conveyed by George E. Stearns to Michael Hayes by deed dated October 21, 1919 ... For further reference to title see probates of Albert Stearns and George E. Stearns duly recorded in the Registry of Probate for the County of Middlesex, and deed of William Blanchard to Albert Stearns dated November 11, 1869." The second parcel was the Richardson lot at the Center, less the 1915 town taking for an engine house. This deed records the Stearns descent: Albert Stearns to his son George E. Stearns (1914) and from George's estate to his son A. Warren Stearns.

Mortgage for $10,000 at six per cent of two parcels: the Stearns lot on the west side of Main Street at River Street, and "a certain other parcel of land in said Billerica with the buildings thereon, situate on the easterly side of said Main street," from a stone bound at the Hayes land north 175.8 feet on Main Street to land of one Bryant, around the Bryant lot, north 161.6 feet on Main Street to other land of A. Warren Stearns "formerly owned by Charles E. Morris," around that lot to Farmer's Lane, 428.1 feet along the lane to Mary Farmer's land, south 662.7 feet by the Farmer and A. S. Cook land and 408.1 feet by the Hayes land to the beginning: "Being a portion of the premises conveyed to Albert Stearns by William Blanchard by deed dated November 11, 1869," shown on the "Plan of Land belonging to Dr. A. Warren Stearns Nov. 9, 1931, Robert M. Jacobs, Surveyor" (Plan Book 56 Plan 63, 6.07 acres). "For the title of said A. Warren Stearns to both of the above described parcels see deed from Datie Louise Stearns dated January 10, 1924 ... also to Probate Records in the Estates of George E. Stearns and Albert Stearns." Under a decree of the Middlesex Probate Court of Sept. 28, 1960, for $15,000, land beginning at a stone bound "on the easterly side of Boston Road at land of one Hayes" as shown on Plan Book 56 Plan 63, northwesterly along Boston Road 175.8 feet to land of one Brown, back along the Brown land and land sold to Giles and Bagdigian and John F. Monahan to Farmer's Lane, 428.1 feet along Farmer's Lane, then southerly 662.7 feet by land of one Farmer and one Cooke and 408.1 feet by the Hayes land to the beginning: the 6.07-acre lot of the 1931 plan less a piece already sold to Giles and Bagdigian. Dated Oct. 10, recorded Dec. 2, 1960; the deed gives no title recital. Cyril D. Locke, principal of the Howe High School, had occupied the house as a tenant from about 1930 to 1960. In 1993 the owner divided the land (Plan Book 182 Plan 103), keeping the house on Lot 1 of 3.62 acres, and in April 1994 Lot 1 was sold to a member of the family for $150,000. The Town took the lot for unpaid taxes in 2001 and released it the same year, and in 2022 the Town accepted Farmers Lane, the old rear line, as a public way. Later owners are private.
