Lum's (1971 - 1983)
99 Restaurant & Pub (1984 - ????) |
|
672 Boston Road is the restaurant building on the northeast side of Boston Road (Route 3A) at the northwest corner of Towne Plaza. It was built in 1970 and 1971 as a Lum's, one of the beer-steamed hot dog restaurants of the Miami chain, and since 1984 it has been the 99 Restaurant & Pub. It should not be confused with the older Ninety-Nine Restaurant on Lexington Road, which was a town warrant posting place for decades.
The lot was part of a farm on "the main road" that was owned in turn by Josiah B. Gleason, Warren W. Marshall, Michael Cahill, the Spaldings, Burton C. Pasho and Ernest Drew, and from 1917 by Jeremiah J. Hurley and his family. The history of the farm is told in the article on Towne Plaza. In 1956 Catherine M. Hurley sold the 31-acre Lot C to Burlington Realty Trust. On October 16, 1964, when the trust sold Lot C to the Demoulas brothers for their new shopping center, it kept back two corner lots. One of them, Lot D on a plan drawn that week by Dana F. Perkins & Sons, went to Shirley C. Backaler of Newton and Costos G. Psoinos of Dracut. It was a 200-foot square of 36,000 square feet, bounded on the northwest by "a stone wall" along the Farmer land and on the other sides by Boston Road and Hurley land.
Psoinos bought out Backaler in 1969, and in February 1970 he deeded a half share, for "love and affection," to his partner Antonios Katsikas, also of Dracut. The two were builders and developers who later built the Whitecliff Manor apartments in Dracut. On June 1, 1970 they leased the lot for twenty years, with two five-year options, to Lum's Restaurant Corp. of Massachusetts of Biscayne Boulevard, Miami, with the term to begin November 24, 1970. In February 1971 they borrowed $100,000 from the Union National Bank of Lowell and assigned the Lum's rents to the bank as security, and in March the Board of Appeals granted them a variance or special permit for the Boston Road land. Lum's was then at its height, with about 400 restaurants. "Lum's Restaurant of Billerica" advertised in the 1973 Warrior, and for the rest of the decade seniors listed "Lums" among their memories, one of them going "on Fri. nite" with "the Dem. gang" from the DeMoulas store next door. The chain failed in 1982. Tax liens were filed against Lum's in 1982 and 1983, and its financing statement on the lot was terminated in April 1983.
In December 1976 Psoinos and Katsikas put the lot into their Whitecliff Manor Realty Trust, along with their other Dracut and Billerica land. The trust leased "the land and improvements thereon located at 672 Boston Road" to 99 Boston, Inc. of Woburn for twenty years from November 1, 1984, and the 99 Restaurant has been there ever since. The Board of Appeals allowed alterations to the building for the 99 in 1989 and a freestanding sign in 1998. The town's personal property tax books list the restaurant as 99 Boston Inc. through 2007 and then as 99 Restaurants of Boston LLC, "99 Restaurant & Pub #30." In August 2008 the trustees, George C. and Michael C. Psoinos, sold the lot to Ajax Ventures, LLC of Tewksbury for $800,000, and the restaurant is now its tenant.
