Brian Estates is a small neighborhood of the early 1990s in East Billerica on Duby Drive, a dead-end street off the west side of Allen Road opposite Webster Lane. Raymond Engineering Service of Billerica drew the "Definitive Subdivision, Brian Estates" on November 25, 1990, for the Wildwood Realty Trust on land of an estate on Allen Road. The planning board approved it on June 24, 1991, and it was recorded two days later (Plan Book 176, Plan 39). It has five house lots of 43,000 to 76,000 square feet, and the houses were built in 1992.
