Eastbrook Farms is a 1990s neighborhood on Brittany Lane, which runs west from Whipple Road. Raymond Engineering Service of 574 Boston Road drew the "Definitive Subdivision, Eastbrook Farms, Brittany Lane" on September 17, 1995, revised November 14, 1995 after planning board comments. The board approved it on January 17, 1996, and it was recorded on January 31, 1996 in three sheets (Plan Book 190, Plan 94). It laid out lots of about 30,000 square feet on Brittany Lane, which curves south from Whipple Road, with the old house at the corner kept on lot 2. The houses were built from 1996 to 2000.
