The bungalow at 12 Colson Street in North Billerica stands on Lot D of Colson Heights, the house-lot plan laid out in 1914 on the old homestead farm of George F. Colson. The farm had come down from the 1714 first-range lots through Nicholas Sprake, Oliver Farmer and Israel A. Colson, and after George F. Colson's death his heirs placed it in trust with Charles H. McIntire of Lowell, who sold the Colson Heights lots one by one.
McIntire sold Lot D to the brothers John F. and James H. Gannon of Billerica on January 3, 1916. The lot held 10,514 square feet on the west side of Colson Street and was bounded "at the Memorial Playground," the Kohlrausch Playground given in memory of Charles H. Kohlrausch Jr., with Kohlrausch land on the other sides. No buildings were named. James H. Gannon released his half to Frances T. Lydon, wife of Martin A. Lydon, in October 1917, and John F. Gannon, by then of Falmouth, sold her the other half in September 1919. Neither deed names a building. In 1923 the Lydons gave the town a small triangle at the corner "at the Kohlrauch Playground, so-called," shown on the town's plan of the playground.
The house was built between the fall of 1919 and the summer of 1925. On July 17, 1925 Frances T. Lydon sold Lot D "with the buildings thereon" to Olga J. Petterson. She and her husband Arthur J. Petterson, a dyer and later an overseer at the North Billerica Company mill, lived here for more than a quarter century; the directories list the house as No. 21 Colson Street in the 1940s. In 1951 a pair of straw deeds put it in both their names. Arthur died that November and Olga on December 21, 1952. Her will gave George Soutter "first choice in purchasing these premises," and in November 1955 Soutter, as her executor, bought it for $12,000, then deeded it to himself and his sisters Irene and Christine Soutter as joint tenants.
After Irene and George died, the executor of Christine Soutter's estate sold the house in March 1969 for $20,000 to the family who still owned it in the 1980 historical survey; it passed within that family in 2018. The 1980 survey described a Craftsman bungalow with wood shingles, two dormers and "interesting glass in upper sashes," and the house is part of the North Billerica National Register district (1983) and the local historic district (1992). Older accounts that place North Billerica Baptist pastors at "12 Colson" refer to the church parsonage, now 17 Colson Street, under the street's earlier numbering.
