Pines Road runs north from Cook Street in the southeast part of Billerica through the neighborhood called The Pines, toward the Shawsheen River. It was laid out as a private street of "The Pines, Billerica, Mass., owned by Frank W. Coughlin," a subdivision plan drawn in Boston in June 1912 and recorded on July 19, 1912 in Plan Book 30, Plan 13. Coughlin had bought about seventy acres of woodland bounded by "the Shawshine road" earlier that year. The plan's main street, Pines Road, ran from the Shawsheen road, as Cook Street was called on the plan, northwest through the lots, and the cross streets were given English and Scottish names such as Kenilworth, Aberdeen, Montrose, Edgbaston, Topliff and Ivanhoe, with Sachem, Endicott and Carlton. The road takes its name from the development. There is no record of a road on this line before 1912.

The directory of 1919 describes it as "Pines Road from Cook at the Pines northerly." At the annual town meeting of February 8, 1930 the town voted to accept Pines Road as a town way "between Cook Street and Sachem Street, a distance of 2000 feet more or less." A culvert was installed and the road resurfaced under an appropriation of 1932, and in 1933 Pines Road was "tarred and sanded entire length." The junction of Pines Road and Sachem Street was named Schofield Square, after Ralph T. Schofield, by 1931, and water mains were laid along the road from Cook Street to Schofield Square in 1940.

Pines Road was not on the official map of 1831 and was not among the roads accepted in 2016. The town's list of streets accepted, printed in 1956, gives "Pines Rd., Cook St. to Sachem St. 2000 ft. more or less," accepted February 8, 1930.
