The William F. Sanborn House is a mansard-roofed house at 357 Boston Road, on the west side of the road north of Billerica Centre, at the corner of La Salette Road. It stands on one of the oldest house lots in town. In 1658 Billerica granted James Patterson, a Scot taken prisoner at the battle of Worcester in 1651, a house lot of thirty-two acres "on ye West side of ye highway called long street", running west to the Concord River. Patterson lived there until his death on June 14, 1701, and his inventory lists "The Homestead 30 acres ... with the housing, orchard, and ye 6 acre towne privilidg". During King Philip's War his house was the most northerly garrison, which Hazen placed "near Mr. Sanborn's".
Patterson's son Andrew sold the homestead in 1707 to John Wilson Jr. In 1717 Wilson sold it to Ephraim Manning as "one Certain Messuage or Tenement" of thirty-two acres, "as it was laid out to James Paterson". Manning sold it in 1727 to Deacon Joshua Abbott, who gave it to his son Deacon Joshua Abbott Jr. The son lived there until his death in 1807, and the house that stood on the lot until 1868 is described under the Joshua Abbott House. After 1807 the "Dea. Joshua Abbot place" was divided between his sister Dorcas Abbott and Joshua Kidder. It then passed through the Baldwin brothers, Simeon Jefts, William Rogers Jr. and Joshua Abbott of Lowell, and in 1839 to John Foster of Boston. Foster's nephew Levi T. Foster held it until his death in 1853, and the farm was then sold at auction in 1854. In the 1850s and 1860s it changed hands quickly among Alden B. and Albert R. Richardson, Temple Paul, Charles Hazelton, George P. Elliot and, in 1865, Joseph L. Getchell. All of these deeds describe it as "the homestead farm of the late John Foster", about forty acres between the road to Lowell and the Concord River.
In 1870 Getchell sold the farm to William F. Sanborn for $2,500. MACRIS dates the present Second Empire house to 1869, a year before Sanborn's deed, and records that it was "Built on the site of an older house". The 1875 atlas shows the house under the name W. Sanborn. In 1884 Sanborn sold the Boston and Lowell Railroad a right of way two rods wide across the farm for the Bedford and Billerica branch. The deed required the railroad to build "a suitable grade crossing with gates at the lane running through my premises", a cattle pass and wooden fencing. Sanborn died about 1885, and his heirs (Ella B. Richardson, Grace A., Etta F. and Albert D. Stanton) kept the farm until November 9, 1907, when they sold it to Jeremiah S. Mahoney.
Mahoney left the farm by will to his sister Mary E. Reardon, who mortgaged it in 1912 to the Washington Savings Institution of Lowell. After her death her heirs held it together until 1937, when Genevieve V. Connors released her third to her brother and sister, D. Fred and Elizabeth P. Reardon. The Reardons sold the forty acres in July 1956 to Francis A. Corcoran of Burlington. Corcoran transferred the land to Woodside Manor, Inc. and had it divided as Woodside Manor Estates (Plan Book 88, Plan 15, June 1956). The old house became Lot 23, about 25,500 square feet at the corner of Boston Road and the new La Salette Road, and the rest of the farm was built up with houses. Lot 23 was held by Margaret T. Corcoran by 1965, when she sold it. It changed hands among private owners in 1965, 1966 and 1978, was conveyed to a realty trust in 1995, was sold by the trustee in 1998, and was sold again in 2010.

Will of Joshua Abbott, cordwainer, who died Feb. 11, 1769; lodged April 4, 1769, recorded Lib. 30 p. 37. He directs "my son Joshua Abbott" to pay legacies to his brother John and sisters Sarah Goodwin, Mary Jefts, Elisabeth Walker and Dorcas Abbott, "I having given him the said Joshua a Deed of that Land he now Lives on wherein I gave him his full portion in my Real Estate." Son Oliver had a deed of "part of my Homestead" and son David a deed of the land he lived on. The deed of gift to Joshua Jr. was never recorded (it is not in the 1620-1855 grantor index), so this will is the record of the transfer of the Concord River farm to him.
