Alexander Road Industrial Condominium
Alexander Road Industrial Condominium
The Alexander Road Industrial Condominium is a pair of one-story concrete block buildings on the south side of Alexander Road in East Billerica, near the Wilmington line: Phase I at 83 Alexander Road, with fourteen units, and Phase II at 77 Alexander Road, with twenty, both built in 1989 and divided into small industrial units, each with its own heating system, septic tank and water meter.
The land was part of a farm of about one hundred acres "on the southeast side of Shawsheen River", running from the river to Lubbers Brook and the town line, with the road to Wilmington passing through it. It was the homestead of Joseph Gleason of Burlington, whose will of 1847 left the residue of his estate to his four children. In 1850 his widow and heirs sold "the homestead of the late Joseph Gleason containing one hundred acres" to Asa G. Sheldon of Wilmington, who conveyed it the same day to the son George Gleason; the 1853 map shows the house on the road under the names of G. Gleason and A. G. Sheldon. George Gleason died in 1858 leaving one child, George Henry Gleason, and his inventory valued the "Farm situated in Billerica & Wilmington" at $2,000.
In 1871 George H. Gleason, then of Concord, sold the farm "with the buildings thereon" for $2,500 to his neighbor Jonas Alexander, who in 1872 put it in the name of his wife Hannah. As a widow she deeded it in 1882 to their sons Jonas Watson Alexander and Frank Hume Alexander, and in 1907 Watson released his half to Frank, a farmer and town assessor. The Alexander brothers gave their name to the road, listed by the town in 1897 as Alexander Street. In 1927 Mary C. Alexander sold the farm with the Alexander land around it to the L. C. Morang Company, which had it laid out that April as Shawsheen Pines, a grid of 25-foot house lots on both sides of the town line.
Few lots sold. The mortgage back to Mary C. Alexander was foreclosed in 1941 by its assignee John D. Cooke, who in 1945 sold the unsold land to Alanson E. Stewart and Russell B. Totman; they conveyed it the same year to Billerica Wilmington Airways, Inc. The company's bank foreclosed in 1954, and through a buyer at the auction the tract went to Joseph M. Linsey, who kept it, partly through his Highway Sand & Gravel company, until 1981. In 1975 town meeting voted down a proposal to take 30 acres of the Linsey land on Alexander Road for a school.
Linsey sold the tract in 1981 for $625,000 to Alexander Realty Trust, a Caporale family trust; after a foreclosure by the lender Frederick J. Conroy in 1984, it passed to Alexander Realty Trust III, which sold it off in lots for houses and industry. A & A Realty Trust (George T. Allen, Jr., trustee) bought Lot 100 in 1988 and Lot 101, a lot of 110,383 square feet on Alexander Road, in May 1989 for $450,000. The master deed of the Alexander Road Industrial Condominium, recorded March 21, 1989, created Phase I on Lot 100 with fourteen units and reserved a second phase; amendments recorded in December 1989 and February 1990 combined the two lots as Lot 103, of 233,834 square feet, and added Phase II on Lot 101: an L-shaped building west of the first, with twenty units of about 1,400 to 3,700 square feet, drawn by Summit Survey Service of Billerica. The trust sold the Phase II units one by one from December 1989 to the end of 1991, and the condominium is governed by the Alexander Road Industrial Condominium Trust. Units 1 and 2 at the front of Phase II changed hands among companies and realty trusts in 1990, 1991, 2000 and 2002, were split into two units in 2013, and Unit 1 was sold again in 2016, 2019 and 2026.
The units have housed contractors, auto shops and small manufacturers. Long-term tenants include Dix Auto Body (advertised at Unit 11 in 1996 and listed from 2003 to 2022), Sheet Metal Systems and Design (2003 to 2024), [[Mancini Heating & Cooling]] (2003 to 2024), John Scott Seamless Gutter (2003 to 2023), New England Fountain (2008 to 2024), [[Advanced Heat/Air Systems]] (2005 to 2020), [[Gallant & Sons Service]] (2008 to 2024), C. Hawkes Landscaping (2008 to 2024), Ric's Auto Sales (2003 to 2024), Roadway Amusements (2003 to 2010) and KVA Electronics, which used Units 1 and 2 from about 2005 to 2016. Others have included landscapers, ironworks and welding shops (Azores Iron Work, Forte Iron Work Specialist, DCB Welding and Fabrication, Metalcad Iron Works, Imperial Iron Work), builders and remodelers, a bakery equipment company and a collision center.
