101 Bldg 5 Billerica Av
Axis Park North is the office and research park at 101 Billerica Avenue in North Billerica, on the east side of Billerica Avenue north of Town Farm Lane, where the park's buildings run across the Tewksbury line to North Billerica Road. Its 38 acres hold six buildings of about 450,000 square feet. Buildings 2, 4, 5 and 6 stand wholly or partly in Billerica; Buildings 3 and 7 are in Tewksbury. The park was called "Billerica Park" in its deeds of 1999 and "Billerica Business Center" on its plan of 2000, and has been marketed as Axis Park North since at least 2023.
The land was farmland for more than two centuries. It belonged to the Rogers family, whose homestead and the neighboring Levistone farm on the Tewksbury line passed down through John, Zebediah and Josiah Rogers. In 1824 Jacob O. Rogers sold the 175-acre farm "with the buildings thereon standing" to the town for $3,100, and it became the Town Farm, Billerica's poor farm and later the Town Infirmary. The town sold the land to the Rotondi family of Stoneham in 1945, and S. Rotondi & Sons, Inc. held it until 1983.
In 1984 the Rotondi heirs sold the land between Billerica Avenue and High Street to Robert M. Hicks, Inc., which passed it to Yvon Cormier Construction Corp. of Andover, a builder of houses and subdivisions in Billerica. On Dec. 20, 1984 the company deeded Parcel B, 31.47 acres in Billerica, together with 8.80 acres in Tewksbury, to the Y-CEE Investment Trust, which built the park. Building 2, a two-story brick office building on Lot 1 next to Billerica Avenue, was standing by June 1985, when the lot was surveyed by Dana F. Perkins & Associates (Plan Book 150, Plan 7). A gas transmission easement of the Tennessee Gas Transmission Company crosses the back of the lots. Building 5, also of two stories and brick, followed in 1986. The 1996 subdivision plan (Plan Book 191, Plan 55) divided the rest into Lots 5 to 9: it shows Building 6 on Lot 8 "under construction," while Building 4 was built on Lot 6 in 1997. Lot 5, to the south, became 95 Billerica Avenue. Building 3 was on its foundation on Lot 11A in Tewksbury when the "Billerica Business Center" plan was drawn in January 2000 (Plan Book 202, Plan 108).
The developer moved Lots 6, 7 and 8 into a second trust, the Y-C Investment Trust V, in 1999, and in May 2005 sold the park to New York investors: Buildings 3 to 6 to BBC Equity Partners, LLC for $20,000,000 and Building 2 to BBC2 Equity Partners, LLC for $8,000,000. Their mortgages, packaged into a Credit Suisse First Boston commercial mortgage trust, were foreclosed in June 2010, and in December 2010 the lender's companies sold the whole park for $15,000,000 to Brookwood Commerce Investors, LLC and Brookwood Commerce II, LLC of Beverly. Westport Capital Partners bought it in 2017 for $40,450,000, and a venture of Wheelock Street Capital and Camber Development bought it in 2021 for $60,650,000. In 2022 the Planning Board approved Camber's plan to demolish the 81,086-square-foot Building 2 and replace it with a new 70,400-square-foot light manufacturing building. In June 2025 GEM Realty Capital recapitalized the park for about $79,000,000, taking Buildings 3 to 7 for $74,500,000 and Building 2 for $4,500,000.
Building 2 housed the offices of the Purity Supreme supermarket chain, whose headquarters were in North Billerica. The town's personal property tax books from 2003 on list several dozen tenants: software and electronics firms such as Synopsys (2004-2005) and [[Avant!]] (2003-2005), Interactive Systems (2003-2015), Physiometrix (2003-2006), Contour Semiconductor (2008-2012), XOS Technologies (2008-2011) and Triasys Technologies (2012-2020); laboratories and instrument makers such as Evans Analytical Group (2012-2016), Magellan Diagnostics (from 2013, in Building 4), Semilab AMS (from 2015) and Galvanic Applied Sciences (2019); the engineering firm Weston Solutions (from 2016); and Cafe 101 and the Potpourri Group (from 2013). Others were sales and marketing agencies, contractors, medical device makers and government service firms. Recent tenants include ASMPT AEi, a maker of automotive camera alignment equipment, which leased 30,665 square feet in 2023, Generac Power Systems and SuperConducting Systems.

Administration granted to the widow Abigail Aug. 15, 1736. Distribution Feb. 9, 1738: to Thomas Rogers only "one lot or right in a new township called Nechewage," the right of Thomas Farmer No. 57; to Timothy the other Nechewage lot; and to Zebediah and Samuel "the remainder of lands and buildings in Billerica and Tewksbury besides the widows thirds," confirmed in 1746. The Rogers homestead of 1737 lay north of the Kidders, so Thomas Rogers's later corner farm south of the Kidders did not come to him from his father.
