The two-family house at 28-28 1/2 Wilson Street stands on Lot 7 of the Talbot Mills' Plan A, a strip 36 feet wide on the southeasterly side of Wilson Street that runs back about 300 feet toward the Concord River. The land was part of the old Joel Dix homestead, which Anthony Jones and Dudley Foster bought from the Dix heirs in the 1860s. In 1872 they sold a lot four rods wide on Wilson Street, running to the river, to Eliza Mahoney, and she added a five-foot strip in 1875 and a strip of eight and a quarter feet bought from Elizabeth Auty in 1881.
Eliza Mahoney's own house, now 24-26 Wilson Street, is on the maps of 1875 and 1889. This second house, at the south end of her land, is not on the 1889 map. When the widow sold the property to The Talbot Mills on August 7, 1905, the deed conveyed the land "with the buildings thereon", and the Massachusetts Historical Commission survey of 1981 describes the purchase as "land and two buildings (No. 24-26 and No. 28-28 1/2)". The house was therefore built between 1889 and 1905, apparently by Mrs. Mahoney as a rental. The assessor's date of "about 1870" is too early.
For 34 years the mill rented the house to its workers. When the company divided its North Billerica village into lots on Plan A (surveyed in 1926, 1927 and 1936 by J. C. and W. T. Monahan), this house became Lot 7, 10,142 square feet. In October 1939 The Talbot Mills sold Lot 7, with three other parcels, to Joseph and Fannie Sidorovich, who sold it in June 1946 to John E. and Phyllis B. Collins of Lowell. The Collinses sold "the land with the buildings thereon" in February 1950 for about $4,500, the buyer assuming their 1946 mortgage to the City Institution for Savings.
The house then changed hands among private owners in 1950, 1964 and 1969. The 1964 buyers also owned the land behind the lot, and their deeds bound Lot 7 on the east by "other land of the grantor". In 1970 the house was put into the Starlight Realty Trust, whose trustees sold it in 1972 for $30,000. Its 1972 buyers placed it in the Sheehan Realty Trust, which sold it in 1977 for $32,000. Later private sales followed in 1995 ($80,100), 2004 and 2009. Every deed since 1950 repeats the bounds of Plan A: 36.46 feet on Wilson Street, Lot 6 on the north in two courses, 45 feet at the rear, and the Gannon land on the south.
