Concord Road Corporate Center
Concord Road Corporate Center
The Concord Road Corporate Center is an office campus of three buildings at 296, 298 and 300 Concord Road in South Billerica, on about 44 acres between Concord Road and Route 3. It was built for Honeywell's computer business in the 1960s, served as the headquarters of Bull Information Systems and later belonged to Wang Laboratories before it was redeveloped as multi-tenant offices. Marketing materials and the 2020 sale give the name Concord Road Corporate Center, and the owner since 2020, CRCC Equity Partners, LLC, takes its initials from it.
The campus was put together from several old farms. Its southern half, around the mill pond on Mill Brook, was part of the land Ralph Hill bought in 1657 out of the farm granted to Deputy Governor Thomas Dudley, and it stayed in the Hill family until the estate of Jonathan Hill (d. 1815) was sold in 1825. William Whitford farmed it from 1825 until his death in 1863, and 50 acres of his homestead "with the buildings thereon" passed in 1865 to Thomas Lyons, whose family kept the farm until 1920. After the Jones, Lent and Knights ownerships it was bought in 1952 by William E. and Naomi M. Davis. The ground south of the pond, toward the railroad, was 20 acres that Charles H. Hill gave his daughter Margaret E. Hill in 1904, bounded on the north "along the Brook and the Mill Pond and land belonging to the Old Machine Shop," the site of Hill's Mills. The northern half was a 36-acre farm that Isabel B. Bond sold in 1919 and that Ralph W. and Claire H. Stoker bought in 1947, and part of the "Needham Lot" of the Judkins family, which came to Frances M. Stearns through her father Edward F. Judkins's estate.
The Minneapolis-Honeywell Regulator Company bought the first 47 acres on one day, May 26, 1961: Parcel A (15.88 acres) from Frances M. Stearns, Parcel B (20.38 acres, the center of the present campus) from the Stokers, and Parcel C (11.35 acres by Route 3 and the Bedford branch railroad) from the Davises, all shown on a plan by Emmons and Fleming, Inc. of March 1961 that the Planning Board endorsed on April 13, 1961. The first buildings date from about 1964. The company, renamed Honeywell Inc., added the abandoned railroad strip from the Boston and Maine in 1965, the Davis farmhouse land with the pond (Parcels D, E and F) in 1966, the Stoker house lot in 1968, and in 1969 ten acres south of the pond for $60,000. In 1970 Honeywell transferred the land to Honeywell Information Systems Inc., the subsidiary formed when, as an affidavit recorded with the deeds says, "Honeywell Inc. transferred the assets of certain of its divisions in the computer industry," and the last parcels followed in 1973. The subsidiary became Honeywell Bull Inc. and, in March 1989, Bull HN Information Systems Inc., which had its corporate headquarters at 300 Concord Road. In 1982 the Board of Appeal allowed the road now called Technology Park Drive to be built along the south side of the campus to Route 3.
Bull HN sold the campus, "now known as and numbered 300 Concord Road," to Wang Laboratories on January 30, 1995 for $5,000,000. Wang, based at 600 Technology Park Drive next door, divided the land in 1997 into five lots and in September 1997 sold Lot 4, 45.7 acres with the office buildings and the pond, to Concord Opco, L.L.C., a venture of the developer Leggat McCall Properties, for $15,325,000. Leggat McCall's plan of October 1998 shows Lot 4 with three buildings, one of steel and two of steel and masonry, and cut off Lot 6, the old Stoker house at the entrance. In June 2000 it sold the campus, "the land at 296, 298 and 300 Concord Road," to the California State Teachers' Retirement System for $41,600,000. CalSTRS held it through its partnerships CSDV and CSHV Concord, LLC until November 2020, when CRCC Equity Partners, LLC, an affiliate of KS Partners of New York, bought it for $12,500,000. Newmark, which brokered the sale, described a Class A campus of 362,550 square feet in three buildings, with a cafe, fitness and conference centers.
Bull Information Systems remained at 300 Concord Road until about 2007. The largest later tenant was the identification-technology business at 296 Concord Road, the five-story building, listed successively as Viisage Technologies (2005-2007), L-1 Identity Solutions (2011), MorphoTrust USA (2012-2018), which extended its 106,735-square-foot lease in 2014, and Idemia Identity & Security (2019-2020). Other long tenants were RF Micro Devices (2003-2017), Harte-Hanks Data Technologies (2008-2015), Rentsys Recovery Services (2009-2017), Willis of Massachusetts (2013-2019), Anokiwave (from 2015), F5 Networks (from 2020) and Festo Corporation (from 2020). The town's personal property tax books from 2003 also list dozens of smaller technology, software, defense and financial firms, among them Instinet, Netopia, IBRIX, Jingle Networks, NXP Semiconductors, L-3 Communications, Engility, Benu Networks and Arrowstreet Capital, as well as Cafeteria 298 in the 298 building (2005-2012) and the managing agents CB Richard Ellis and KS Partners.

Dated Feb. 28, 1651 [1651/2], recorded 1656. "Whereas by severall grants of divers Generall Courts, there is conveyed to Thomas Dudley the Deputy Governor and his heyres, fifteen hundred acres of land, lying and being about six miles northerly from Concord," Dudley, for 110 pounds, sells to Chamberlin, Parker and Learned "all the right, title, interest, claime and demand" he has in it by the grants "or by any purchase from any Indian," with "all woodes, trees, waters, fishings." The sale is void unless they pay 55 pounds in "oxen, steers, cowes, heiffers, or calves ... none of them then to be above six years old" at his dwelling house at Roxbury on April 28, 1653, and 55 pounds more in cattle or corn (20 pounds in wheat, 35 in rye, pease and Indian corn) on April 28, 1654. Witnessed by Thomas Dudley Jr., Tobias Davis and John Rankens (his mark). This is the Dudley Farm, the tract along the Concord River and Nutting's Pond that became the south part of Billerica. Isaac Learned's share of it, with the buildings he had put up, is what he sold to Ralph Hill in 1657 (Book 2 Page 16). Billerica town book 1, pages 3-5 (also indexed under Tewksbury).

French; two small meadows called the Round Meadows, with two springs or slips, near Mr. John Winthrop's farm; a small parcel in Long Meadow bounded north by William Baker; about an acre in the River Meadow between Henry Jefts and William Baker; and upland between the great pond near Cambridge bounds and Robert Parker. Signed the seventh day of the second month (April 7), 1657, witnessed by William Simmes and Jacob Greene; acknowledged the same day before Daniel Gookin, magistrate; entered and recorded 27 3mo. 1657 by Thomas Danforth, Recorder. This is Ralph Hill Sr.'s homestead on the Dudley Farm, the tract later divided among his sons. The house lot here, with the buildings, went to his son Jonathan; the "two half lots lying towards Concord" given to Nathaniel in 1663 were part of his Dudley Farm rights, but the will does not say whether they came from this purchase. Jonathan Hill died intestate early in 1815. His widow Mary declined the administration, and Samuel Whiting of Billerica was appointed administrator on Feb. 28, 1815 (bond $30,000 with Joseph Locke and Jeremiah Farmer). The inventory by Peter Hill, Timothy Stearns and Josiah Hill (March 23, 1815) values "the homestead of said deceased in said Billerica estimated at 150 acres with all the buildings thereon, except the grist-mill" at $5,050, the grist mill at $440 and 13 1/4 acres of woodland in Bedford at $600. The committee to set off dower (Whiting, Peter Hill and Josiah Hill) appraised the real estate: the lot east of the road to Concord, about 98 acres, bounded by the road, Job Hill, the heirs of Jonathan Stickney, Nutting's Pond, Isaac French and the heirs of Joseph Hill ($1,940); the lot west of the road, 70 acres to the Concord River, between the heirs of Joseph Hill and John Stearns, Job Hill and Josiah Hill ($2,020); Long Meadow; the Bedford woodlot; the dwelling house ($600), barn and hovels ($180), mill house and cider mill, corn house and hog sty, grist mill and two pews, $6,200 in all. On May 17, 1815 they set off to the widow about 45 acres east of the road, meadow, woodland and old field, one third of the grist mill and pews, and "one half of the dwelling house (viz.) the west room, bed room, west chamber, and garret over it together with the middle chamber" ($300), the kitchen, meal chamber, well room, milk room and woodhouse to be used in common. The return also provides for the cow that "Jonathan Hill, father of Jonathan Hill deceased" ordered kept for his daughter Susanna. On April 4, 1815 Timothy Stearns of Billerica was appointed guardian of the four minor children Mary, Anna, Jonathan and David at their mother's request (case 11476). Middlesex probate case 11475.

On Dec. 16, 1863 Mary Whitford, widow of William Whitford, petitioned to be guardian of Francis Onslow Whitford (born April 21, 1843), Addison Barnard Whitford (born April 29, 1847) and Emma Maria Whitford (born Feb. 3, 1849), all over fourteen, who chose her; appointed at Cambridge on Dec. 22, 1863 by Judge William A. Greenwood and Constantine Hill) lists "Three seventh parts of the Homestead farm of the late William Whitford, situated in Billerica, subject to the widow's dower," appraised at $1,508. Her petition for license to sell for their maintenance (January 1864) describes "The Homestead farm of said deceased, comprising about One hundred acres, more or less, with the buildings thereon," on both sides of the road from Billerica to Bedford: the lot east of the road bounded north by Susan Fitch, east by Susan Fitch, William Stewart, Nutting's Pond and Josiah Bowers, south by Jonathan Hill and Charles H. Hill, and west by the road; and on the west side about twelve acres, the Orchard Lot of about four acres and the School House Lot of about eight. The heirs George H., J. S., E. Francis came of age on April 21, 1864, so the guardian's sale of May 1864 (Book 38 Page 38) conveyed only Addison's and Emma's shares. Middlesex probate case 44508.
