Bicknell Forest & Bicknell Estates is a neighborhood of the late 1960s west of Bicknell Road and south of Cook Street, between North Billerica and Pinehurst. Bicknell Forest was laid out for the Elm Realty Trust in 1965 and 1966; Bicknell Estates, registered land surveyed by Emmons & Fleming in 1964, was approved by the Land Court in 1968. The Bicknell Forest plan names Bicknell Estates as an abutter, Patrick Avenue runs through both, and nearly all the houses of both date from 1966 to 1970. Their histories follow.

Bicknell Forest is a neighborhood in North Billerica on the west side of Bicknell Road. The "Definitive Subdivision Plan of Bicknell Forest, Billerica, Mass.," owned by Elm Realty Trust of Billerica and drawn by K. J. Miller Company, civil engineers and land surveyors, of 106 West Street, Wilmington, is dated July 7, 1965. It was approved by the Planning Board on October 5, 1965 and recorded on January 27, 1966 (Plan Book 103, Plan 49). It laid out the loop of Maverick Circle, part of Nile Street, Patrick Avenue, Munroe Way and Allard Way, in about thirty-seven lots of 20,000 square feet and more, between land of Anthony J. and Elizabeth F. Lavelle, Bicknell Estates and the New England Power Company line.

A "Resubdivision Plan of Land" by E. Conrad Levy & Associates of Lexington, dated June 18, 1966 and recorded on August 16, 1966 (Plan Book 104, Plan 37), redrew the lots, mostly at 15,000 to 24,000 square feet. Most of the houses date from 1966 to 1970.

Bicknell Estates is a late-1960s neighborhood in Pinehurst, south of Cook Street and west of Bicknell Forest, on Valerie Avenue, Catherine Avenue, Patrick Avenue, Savage Avenue and the west side of Christina Avenue. It is registered land, a subdivision of land shown on Land Court Plan 33362-A and covered by Certificate of Title 15939. Emmons & Fleming, Inc., surveyors, drew the "Subdivision Plan of Land in Billerica" in October 1964. The court approved it on January 17, 1968, and it was registered at the Middlesex North Registry District on September 16, 1968 as Land Court Plan 33362-B, in two sheets (Registration Book 82, Page 389, Certificate 15993). It laid out lots 1 through 47 of about 15,000 square feet, with Valerie Avenue running east from Christina Avenue and curving north to Cook Street, and Catherine Avenue and Patrick Avenue to the south. The assessor's records call it Bicknell Estates. Nearly all of the houses were built in 1968 and 1969. The east side of Christina Avenue is Kindred Place.
