For 80 pounds current money, Dows sold "one Message or Parcel of Land situate in Billerica aforesaid near the Center of the Town containing about two acres be it more or less of orchard and mowing Land," bounded eastward by the County Road, southward by the land of Capt. Jona. Bowers and partly by the land of Nathan Shed, and westward and northward by the land of Samuel Fasset and Jacob Danforth, "with all the Buildings Fences and Trees thereon standing or being." Signed and acknowledged Dec. 28, 1725 before Oliver Whiting (witnesses Enoch and Francis Kidder), recorded Jan. 25, 1728 [1728/9]. No title recital; the earliest recorded deed of the lot. For 200 pounds current money, "one Messuage or parcel of land situate in Billerica aforesaid near the Centre of the Town containing by estimation about one acre be it more or less with a House and Barn thereon standing", bounded east by the County Road sixteen poles, south by land of Edward Jewett eighteen and a half poles, west and north by land of Jacob Danforth seventeen poles, "together with all the Buildings Fences and Trees". This is the north half of the two acres Marshall bought from Jonathan Brown in 1732; the same day he sold the south acre to Edward Jewett (the Nathaniel Davidson lot). Signed Dec. 19, 1735, witnesses John and Isaac Marshal; acknowledged at Billerica April 3, 1736. Abbot sold the acre to the Rev. John Chandler in 1748. Billerica town book 4, pages 85-86.

For 800 pounds old tenor, one acre bounded easterly on the country road, southerly on Nathaniel Davidson and northerly on land of Jacob Danforth. Chandler was ordained the third minister in Oct. 1747. The large price for one acre suggests a house. Whether this is the same lot as the 1785 deed is probable but not proven: the neighbors had changed by then. Billerica town book 5, page 107.

Inventory taken Dec. 21, 1762 by William Bowers, Francis Crosby and Joshua Abbot Jr.: personal estate 208 pounds 12s 10d; the dwelling house and barn with an acre and three quarters on the country road (150 pounds); a 13-pole lot by the Common (6 pounds); and "One Lott of Land Scituate in Billerica Northwesterly of the meeting house Containing Two Acres more or Less Bounded Easterly by the Highway Southerly by Land of Mr. John Parker Westerly on Land of Capt. Enoch Kidder Northerly on Land of the Heirs of Abel Fox Decd to the Highway first mentioned" (28 pounds). That two-acre lot west of the Common is the land on which the 1797 meeting-house and the church lot later stood. Inventory exhibited Jan. 31, 1763; the administratrix's account was allowed May 27, 1766.

Elizabeth, "Daughter and Coheiress of John Chandler late of Billerica ... Clerk deceased," sells for 90 pounds "that Moiety of three certain Tracts or parcels of land" of about five acres "with all the Buildings thereon standing, late in the occupation of the said John Chandler deceased": one tract easterly on the highway, northerly and southerly on John Parker, westerly on another highway, southeasterly on John White; one near the meeting house bounded by William Bowers, William White and Solomon Kidder's heirs; one more by the same highway and John Parker. Signed July 4, 1785. White was Chandler's wife's brother; the other half was already his. Billerica town book 7, pages 337-339.

For $2,000, "three certain pieces of land in the center of Billerica" of six acres: the first at the corner of the wall by John Parker, southerly by the road leading to Boston 17 rods 12 links to John White Esq., westerly by White and Parker to the northwest corner of the tan house, then to the road leading to Bedford, "with all the buildings thereon"; the second a small piece at the Boston road; the third from the Centre School House by Stephen Parker, the road over the Middle Bridge, Dr. Bowers and the common "through the New Meeting house." White does not convey "the meeting house, nor one moiety of the joiner's shop built by Mr. John Dike." Signed Sept. 11, 1797. Duren had just built the meeting house. John Parker, westerly on that wall to a willow stump, southerly to a corner of a wall on Duren's own land, then by the wall to a stake and stones "near said Packer's tan house", easterly by land of Jona. Bond to the road "ten feet north of said Bond's shop", and northerly on the road to the beginning. Dated Dec. 25, 1797, three months after Duren bought the old Chandler homestead from William White; acknowledged Feb. 5, 1798 before Edward Farmer; recorded Feb. 7, 1798. No title recital. For $1,650, "a certain tract or piece of land situated in said Billerica on the great road leading from Boston to Chelmsford and about forty rods south of the meeting house", from a stake and stones on the west side of the road, westerly "parallel with, and ten feet from the north end of a house owned by John Parker", by Parker's land and board fences and "three feet from said Parker's tan house" to an old wall, northerly by Parker and Joseph Locke to Stephen Parker, back by Stephen Parker's wall to the road, and southerly on the road about 10 rods 6 links, "containing one acre of land more or less with the buildings thereon"; with pew No. 60 on the lower floor of the meeting house, bought from the town by Thomas Richardson and William Baldwin. Dated Feb. 10, 1807; acknowledged before James Abbot; recorded April 14, 1807. Billerica town book 10, pages 432-434. Pollard thus sold the house in 1807, not after 1820 as the MACRIS form supposed.

Dated Aug. 26, 1808. Billerica town book 10, pages 468-470. This was John Baldwin's first shop in the center; later deeds of the acre begin at "land of John Baldwin".

For $718, the rest of the acre "on the great road leading from Boston to Chelmsford, and about forty rods south of the meeting house", beginning at the southeast corner at land of John Baldwin (the 1808 shop lot), by John Parker's land, the tan house, Joseph Locke and Stephen Parker, and southerly by the road about 7 rods 22 links, "containing nearly one acre of land, more or less, with the buildings thereon." Warranty, dated June 19, 1809; witness James Abbot. Billerica town book 10, pages 551-552. Low still held the lot fourteen months later, when he sold it to Stephen Lawrence for the same $718, so this deed was evidently given back or held as security.

Dated Sept. 3, 1810; witnesses Saml. Brocklebank and Blaney Abbot; recorded Sept. 4, 1810. Billerica town book 10, pages 526-527. Lawrence, a lawyer of Mason, New Hampshire, held it as security: he deeded it back to Low in 1815.

Low two rods 21 links, southeasterly by Low one rod five links, westerly three rods 14 links by Low to a willow tree, "as the fence now stands" seven rods to the road leading to Concord, northeasterly 12 rods ten links "bounding on the common" to the Boston road, and east on that road nine rods 16 links, "together with all the buildings". Acknowledged 1814, recorded 1818 (index). Capt. William Richardson's only recorded link to this spot. Francis joined the corner lot to the Low acre he bought in 1822, and both were mortgaged to Asa Richardson in 1824 ("the same estate conveyed to me by William Richardson ... Book 225 page 6"). Book 241 Page 463", and of the half acre north of it at the Common, between the roads to Boston and Concord, "together with all the buildings thereon standing ... conveyed to me by William Richardson ... Book 225 page 6." Dated July 22, 1824; recorded Aug. 4, 1824. Billerica town book 13, pages 290-292. Asa was a Boston merchant and brother of Francis and of Capt. William Richardson. William Richardson, husband of Joseph Danforth's daughter Sally (Sarah), died in June 1826; his widow declined administration and Marshall Preston was appointed June 27, 1826. The inventory (Joseph Blanchard, Josiah Stevens, Ichabod Everett) shows a stage and livery business: ten horses, four stage harnesses, an old stage coach, a covered wagon, a blacksmith shop and a hop house. Debts of more than $20,000 made the estate insolvent, and on Feb. 13, 1827 the administrator was licensed to sell the real estate. The widow's dower (return of April 3, 1827) was a fifteen-acre lot east of the Shawshin and a pew; no dwelling house is named, since the family lived on Danforth land.

On a Court of Common Pleas judgment of September 1826 for $844.47, appraisers Joseph Blanchard, Josiah B. Richardson and Henry Baldwin set off Richardson's Carlisle land, Broad Meadow, a life estate in part of the Phillip Bowers place, two pews and "a horse stable back of said Meeting house numbered seven in the south range of stables" to John Parker. The deputy sheriff then sold at auction at Abraham P. Hoit's tavern, Nov. 18, 1826, Richardson's right to redeem "the real estate ... situated in said Billerica southerly side of the Common so called with two dwelling houses, barn and out buildings thereon containing one acre and a half", bounded east by the great road to Boston, south by Col. John Parker, west by Josiah Crosby, Francis Kidder and the Concord road and north by the Common, then "mortgaged to Asa Richardson of Boston", to Josiah Richardson of Roxbury, trader, for $390, with a year to redeem. Recorded Dec. 27, 1826. Billerica town book 13, pages 375-383. The "two dwelling houses" are the house on this lot and the one on the corner.

For $1,020, Francis released and conveyed to his brother Asa five parcels: 27 acres and 14 acres on the road from the meeting house to Concord, an 11-acre lot west of Nuttings Pond, "one other piece of land situated in said Billerica (containing one acre) about forty rods southeasterly of the Meeting House ... on the west side of the road leading to Burlington ... the same land conveyed to me by Joseph L. Low", and the half acre at the Common "conveyed to me by William Richardson." Dated June 15, 1826, the month Capt. William Richardson died; acknowledged in Boston; recorded the same day at 4 PM. Billerica town book 13, pages 429-431. Asa, already mortgagee, now held the title; Francis paid off the 1824 mortgage to Asa's trustee in 1842 and was living on the corner lot in 1847.

Dated May 22, 1827; recorded May 25, 1827. Billerica town book 14, pages 36-37. From here on the house lot is this 82-pole parcel; Asa kept the barn and the rest of the acre to the north.
