The Nathaniel Davidson House stands on the west side of Boston Road just south of the Common, on a lot that has held buildings since at least 1725. It has not been inventoried by the Massachusetts Historical Commission, and its story comes from an unbroken run of deeds, a will and Land Court certificates, from 1725 to the present.
The earliest deed, from Ebenezer Dows to James Barrett of Andover in December 1725, conveys about two acres "of orchard and mowing Land" near the center of the town, bounded east by the County Road and south by Capt. Jonathan Bowers, "with all the Buildings Fences and Trees thereon." Barrett was a tanner, and when he sold to Jonathan Brown of Reading in 1729 the deed included "all the Tools and utensells Belonging to or about his Trade of Tanning," two cider barrels and two powdering tubs. Brown sold to William Marshall, a housewright, in 1732; Marshall sold the south acre with its buildings to Edward Jewett, a tanner, in 1735, and Jewett added a quarter acre bought from Nathan and William Shed. In August 1740 Jewett sold the place, with "all the Bars & Instruments for Tanning," to Nathaniel Davidson, a trader. In 1747 Davidson sold the back half acre, "with all the Buildings and Tan fatts thereon" and a twelve-foot road down to them from the corner of his barn, to John Parker, tanner; this was the Parker tan yard and lane that bounded the lot for the next ninety years.
On Oct. 18, 1758 Davidson sold the remaining acre to Ebenezer French Jr., a blacksmith, "together with the House and Barn & other Buildings thereon," the first deed to name a house. In 1777 French sold "my Homestead or House Lot" to John White, Esq., late of Charlestown, who kept it until his death. White's will was proved in December 1812, and in 1813 his executor, John Brown of Boston, sold the "house and barn, and other buildings" to Elnathan Duren, a Boston merchant. The next ten years were a run of Boston merchants' mortgages: Duren mortgaged the place in 1816 to Henry Homes and George J. Homer, who took it and sold it in 1820 to Abel Duren; Abel Duren mortgaged it in February 1821 to Nehemiah Lovejoy, a Boston housewright, who assigned the mortgage that July to the Eagle Manufacturing Company. The company entered for foreclosure at the end of 1821 and in 1824 sold the house, subject to Duren's right to redeem, to David Rogers of Tewksbury.
Rogers sold the acre with its buildings to David Parker in 1833; the deed was witnessed by Joel Wheat, the tenant for whom the house was known as the "Wheat House." On the same day in October 1837 Parker sold the southeast corner to the widow Sarah Blanchard House and the rest, "about four fifths of an acre ... with a dwelling house & barn thereon, called the 'Wheat House'," to her son William Blanchard, a shoemaker, reserving to Sarah "a privilege to the well." Blanchard sold it in 1838 to Arza Page, a joiner who built several houses to the south. By 1845, when Page sold the house "where I now live" to William Hardy, innholder, the back land had gone to William Schouler, leaving a half-acre lot between Schouler, the Bowers heirs and James A. Lovejoy.
Hardy kept an inn here until 1853, when he bought the tavern stand across the road, later the Fletcher Hotel. His deed of the house to Charles G. Fletcher that September was made "upon the express condition that no public house, Hotel or Tavern or Inn house or house of entertainment, whatsoever shall be kept upon the premises hereafter." Fletcher traded it within weeks to John F. Baldwin. Baldwin sold it in 1864 to Lucia S. Little, wife of the Rev. Elbridge G. Little of Middleborough, repeating the condition; she also bought a strip on the north side that ran "to a stake by the Great Rock." The Littles sold both pieces in 1865 to Emanuel Downing of Boston, who sold them straight back to Baldwin, and in 1867 Baldwin sold them to Leonard Osborn of Lunenburg. Osborn sold in March 1872 to George W. Wilson of Chelsea, a manufacturer, who added a third of an acre on the south from Samuel Sage in 1873 and a drain right in 1876. In 1877 Wilson, a widower, deeded the place to his daughter Mary Elizabeth Wilson, who lived here until 1899, when she sold it to Willey Clark Swinington.
Swinington sold in June 1916 to Frank M. and S. Maud Lapham, who had the title registered in the Land Court that fall. Their survey (plan 6077-A) shows the house and a second building on a lot of 162 feet on Boston Road, with the small Barker lot (the Sarah Blanchard house) cut out of its front, and the certificates still carry Baldwin's 1864 condition against a tavern and Sage's drain right of 1876. The Laphams' title passed in 1929 to Elizabeth H. Stone, a widow, who divided the land in 1944: Lot B to the north became 415 Boston Road (the Nathaniel Davidson Barn lot) and Lot A, with the house, was sold the same day. Lot A was divided again in 1948, and the house has stood since then on Lot A2 of the registered land, in private ownership.
