The Joseph Jaquith House is a square, two-story Federal house at the corner of Concord Road and the Middlesex Turnpike, across the road from the Abraham Jaquith House and a short way west of the South Burying Ground. It was built by Joseph Jaquith Jr. (1771-1829), a selectman in 1814, on twenty acres he bought in 1804, and for most of the nineteenth century it was the tavern house of his son Franklin Jaquith. It stayed in the Jaquith family and their descendants, the Caseys, until 2003.

Before the Jaquiths, the land belonged to the Hill family. In 1746 Samuel Hill Jr. sold his son Samuel Hill 3d "twenty acres east of the road", bounded west by Peter Hill, east by "the burying place" and north by the road. Samuel Hill 3d died in 1749. His daughter and heir, Abihail (Abiel), born in 1727, married Samuel Kidder that year, and in 1751 she and her husband signed her mother's dower division as the heir. The twenty acres were hers "in her own right". After Samuel Kidder died in 1794, the Kidder daughters released their father's estate to their brother John Kidder, "excepting ... the land in right of our Hon[oure]d Mother", and in 1795 Abihail sold John the "twenty acres more or less bounded northerly on the road leading to Bedford, Westerly on land of Peter Hill ... and Easterly on the burial ground", keeping it for her lifetime. Behind it lay the ten-acre "woods pasture", set off to her as dower.

On Dec. 22, 1804 John Kidder sold the twenty acres to Joseph Jaquith Jr. for $1,000. No buildings were mentioned, and the same day Kidder sold Isaac French the twelve acres next to the burying ground. Joseph Jaquith Jr. already owned half of the old family homestead across the road, the Farley house his grandfather Abraham had taken over in 1728. On the new land he built the square house that local tradition dates to 1812. The Middlesex Turnpike, chartered in 1805, was laid across the lot. From 1818 his mortgages of the land reserve "a turnpike road, which passes through said premises". Joseph borrowed heavily against the farm: he mortgaged it to David Hill of Boston (1818), to Asa Abbot of Andover (1820), to the Massachusetts Hospital Life Insurance Company for $1,800 (1824), and to his son Franklin (1825), who took "the Kidder farm, being the same farm whereon I now dwell" as security.

Joseph Jaquith Jr. died without a will in April 1829, leaving debts. His inventory lists "The Homestead, 20 acres with the buildings" ($2,250) separately from "the old farm" across the road. His eldest son Franklin, as administrator, sold the homestead at auction on Mar. 16, 1830 to his brother Merrick for $180, subject to the insurance company's mortgage. That mortgage was paid off on June 30, 1830, the day the deeds were recorded. Merrick then sold the land back to Franklin, who was described as an "innholder", and Franklin's mortgages of 1830 and 1834 describe the twenty acres "with the tavern house and buildings thereon". This supports the old tradition that the house was a tavern on the turnpike. Hazen's History of Billerica (1883) says Franklin "lived in the house east of the Bedford road, where the Middlesex turnpike crosses it", while his brother Merrick lived in "the ancient house, opposite". Franklin paid off the 1834 mortgage in 1872 and died on Dec. 1, 1876.

Franklin's widow Lucy (Walker) Jaquith kept the house. In 1884 she granted the Boston and Lowell Railroad a right of way for its Bedford and Billerica branch across "all my land", on condition that the land would come back if the railroad stopped running. After her death her children (Almira J. Pierce, Abigail Jaquith, Joseph Jaquith, Harriette W. Drew, and Cordelia A. Foster for her late mother Mary) deeded the house lot to their brother Franklin Jaquith (1839-1922). The deed is dated Oct. 1, 1897 and was made with a plan "surveyed for Franklin Jaquith heirs" by James A. Bancroft. That plan shows the 9.43-acre house lot on Bedford Street (Concord Road) east of the old turnpike, with a 3/4-acre piece cut off beyond the railroad. In 1921 Franklin, unmarried, conveyed the house lot and other family land to Ethel Jaquith Casey and Anna Jaquith. Ethel gave her half to Anna in 1931.

The 1973 survey notes that the house was a nursing home run by a Mrs. Lattie for several years before World War II, which is why the corner was zoned for business. In 1945 Anna Jaquith sold the house to Frederick A. and Doris L. Casey, who still lived there in 1973 and were described as descendants of Joseph Jaquith. In 1995 the house was given its own lot of 27,291 square feet at the corner of Concord Road and the Middlesex Turnpike (Plan Book 188, Plan 132). It was sold out of the family in 2003 and has had private owners since.
