The J. Manning House was the farmhouse of the Manning homestead in the west part of Billerica, on a farm lane running south from Treble Cove Road. The 1853 county map labels it "J. Manning", for Jesse Manning (1797-about 1885). Its site is now 42 Nolte Road in the Bridle Acres neighborhood, where a split-entry house was built in 1962.

The farm was the homestead of Jacob Manning, who died intestate in 1762. Shortly before his death he gave his unmarried daughters the use of "a Room in My Dwelling House". In 1769 his other children sold their brother Jesse Manning (1745-1825) "Seventy five acres being the Remainder of the homestead that was our honored Father's", and the 1771 valuation lists "Jesse Manning's place, Treble-Cove Road". In 1824 the elder Jesse deeded "all my lands lying east of Treble cove road, so called, with all the buildings thereon", 75 acres bounded by Charles Cutler, the Winning and Richardson land, Noah Harrod and the Foster and Frost heirs, to his grandson Jesse Manning Jr., who was also the residuary heir under his will.

The younger Jesse farmed the place for sixty years. The 1850 census lists him as a farmer of 53, next door to his son Albert, to whom he had sold a five-acre pasture at the road in 1846 (the A. Manning House). Neighbors' deeds of the 1870s and 1880s call the lane "the road leading to Jesse Manning's house" or "Manning Road". On March 31, 1884, Jesse, with his wife Eleanor releasing her dower, deeded "my Homestead Farm situated in said Billerica with all the buildings thereon", 65 acres within the same bounds as in 1824, to Edwin Manning for $500. Edwin, by then of Taunton, sold the farm in 1901 to Sarah S. Saunders for $3,000, and she sold it in 1905 to Laura M. Rogers.

A 1911 survey made for Laura M. Rogers by O. M. Snell shows the 66.5-acre farm with the farmhouse and barn standing just south of the end of the farm road. The Rogers family sold the farm "with the buildings thereon" to Erik J. and Marie Froom in 1915, the Frooms sold it to John and Annie Thomas in 1928, and the Thomases sold it in 1930 to Kazimer Baniulis, who farmed there for about thirty years. He sold off a corner lot in 1952 and woodland at the south end in 1953 (part of which became Dutile Park). After his death his widow, as administratrix, sold the remaining 29.77 acres in 1960 to James E. Farmer for $32,000. Neither that deed nor the survey made for it mentions any buildings.

Farmer laid the land out that spring as Bridle Acres, Section 2, with Nolte Road, Kern Drive, Kazimer Drive and Baniulis Road. Lot A59, at the corner of Nolte Road and Kern Drive, takes in the old house site. Farmer sold it as vacant land to a Newton builder in June 1962, and in January 1963 the builder sold it "with the buildings thereon", the present house. It has since changed hands privately several times.
