Park View is a small neighborhood in Pinehurst along McHugh Avenue, between the north edge of Pinehurst Manor and the land once of P. Beard, running east from Cook Street near its corner with Boston Road to Clarence Street. In April 1917 H. A. Millhouse, civil engineer, of 15 Exchange Street, Boston, drew the "Plan of Park View, Billerica Mass., owned by Bernard F. McHugh," recorded on September 8, 1917 (Plan Book 34, Plan 79). McHugh Avenue began at Cook Street beside Pinehurst Park and the electric car line; the pavilion at Pinehurst Park belonged to J. Joseph McHugh.
The plan laid out McHugh Avenue from Cook Street east across the ends of the Pinehurst Manor avenues, Allandale, Ellingwood, Glenside, Ridgeway, Glenvale, Montrose and Endleigh, which it carried a block farther, to Clarence Street, with Bicknell Road and Beard Road at its eastern end. Land of James E. Burke bounded it on one side and of P. Beard on the other; the lots were mostly 25 feet wide.
The 1936 town warrant named the "Parkview Realty Trust, J. Joseph McHugh et als., Elizabeth K. McHugh, and estate of Bernard F. McHugh" as owners. The town accepted McHugh Avenue from Cook Street about 525 feet in 1953. Clarence Street was built up mostly from the 1960s, and Beard Road in 1963.
