Samuel Brown 2nd House
| Address | 359 Treble Cove Rd |
| Built | 1852 |
| Demolished | 1974 |
The Samuel Brown 2nd House was the Winning tavern. It stood at the fork where Treble Cove Road leaves the old Boston road (now Nashua Road), on the corner now occupied by the West Billerica fire station at 359 Treble Cove Road. The 1853 Walling map labels it "Wid. R. Winning's Tavern", beside the 2 1/2 mile mark, with the Shop and Alexander Dutton across the road, the Spaulding Schoolhouse and Lucy H. Foster to the north and Winning Pond to the east. "Wid. R." was Rebecca C. Winning, widow of the innholder David P. Winning.
The land was part of the farm of Thomas Shed, who left it in 1804 to his son-in-law Benjamin Russell, and it was long called "the Russell Farm". Russell sold off the southern half in 1812, and in 1822 and 1823 Samuel Brown 2d gathered the farm back together from Rebecca Kittredge, Francis Kidder and Josiah Crosby. By 1827 it was "the Tavern and farm where the said Brown now lives", about eighty acres bounded easterly on "Tripple cove road". That March a deputy sheriff sold Brown's equity at auction "at Brown's tavern" to John and David P. Winning, and in 1831 Brown's sons Caleb S. and Samuel Brown 4th, "innkeepers", conveyed to David P. Winning "a Tavern house and other buildings thereon commonly known by the name of the Russell Farm" for $2,600. So the house was a tavern and farmhouse well before 1852, the year usually given for it.
David P. Winning kept the tavern until his death early in 1850; his inventory lists the "Homestead containing 80 acres, with the buildings thereon" and a "Dining or bar room". In March 1851 the guardian of his younger children sold the farm at auction to the widow, who mortgaged it back to Otis Adams, and her daughter Susan released her share. In November 1852 Rebecca C. Winning sold the farm to George P. Elliott of Lowell for $3,300, describing the house lot as about five acres that "has the Dwelling House a small Barn shed and wood house thereon", bounded by "Tripple Cove Road", the old road and the Boston road. Elliott gave the school district its lot the next spring, and the map published in 1853 still carried her name.
The farm then changed hands often. Elliott sold it in 1857 to Joel Dix Jr. for $5,000, keeping the right to live in the house until October; Dix sold to John Q. A. Griffin of Malden in 1859, and after Griffin's death and Dix's insolvency the farm came to Dix's wife Martha in 1868. In 1869 the Dixes sold it to Samuel N. Wood of Lowell, who held it for nearly thirty years, along with the old 1851 Winning mortgage. Wood sold to Alvah D. Boynton in 1897 and took it back by foreclosure in 1906; he sold again in 1908 to J. Frank Dubois and Fred A. Smith and foreclosed again in 1909, when Flora A. Crockett bought it at auction on the premises "subject to ... the lawful rights if any, of John H. Downing ... as a tenant". After a quick series of deeds in 1913 through Ernest R. Kimball and John H. Coghlan, Kimball sold the farm in 1916 to Ralph C. and George R. Dyer of Woburn, on the same day that Wood's executor finally discharged the widow Winning's 1851 mortgage.
The Dyers kept the place for nearly fifty years. In 1934 the county relocated Treble Cove Road at the corner, taking small strips from them. A 1963 plan of the 5.42-acre triangle between Treble Cove Road, West Street (the "old road") and Nashua Road, made for George A. and Ralph Dyer, still shows the T-shaped house near the corner with a well at the bound. Ralph C. Dyer sold the triangle in 1964, and it passed at the end of that year to the New England Erecting Company. In 1973 the company deeded the 46,666-square-foot corner, Parcel 4 of its plan, to the Town of Billerica under a vote of the special town meeting of January 16, 1973. The old house was gone by the mid-1970s, and the West Billerica fire station was built on the corner about 1975; a sewer pumping station was added to the lot in 1990.
