| Owners | Asa Hill Jr. (1850 - 1855) |
The house known from the 1853 map as "A. Hill, Jr." stood on the south side of Sullivan Road, the old road to Chelmsford, near its junction with Rangeway Road in the southwesterly part of Billerica. It was older than its name suggests. The land was part of the farm that Lieutenant Asa Spaulding left by his will, proved in 1815, to his son Benoni Spaulding: about 100 acres "with the buildings" on the south side of the Rangeway toward the Chelmsford line. Benoni lived there until his death on 25 September 1839, aged 79. That fall and winter his son Jacob Spaulding bought out his brothers and sisters, who quitclaimed to him "The Homestead of Benoni Spaulding late of said Billerica deceased containing sixty five acres". The same day Jacob deeded ten acres of the homestead to his sister Ann Duren (see John Duren House).
Jacob Spaulding mortgaged the house lot about January 1840 to his brother-in-law Benjamin Searles Jr. of Nashua: seven acres "with the buildings thereon standing" beginning at the corner "formed by the junction of the Range way road and the old road to Chelmsford". In November 1841 he mortgaged the whole place to Abel Hunt of Chelmsford for $1,200: the 32-acre Bennett lot, fifteen acres "with the buildings thereon standing" between the old Chelmsford road, the Range way road and the Bennett lot, and twelve acres by the new road to Chelmsford (now Nashua Road). By 1850 Jacob was insolvent. On 28 January 1850 he quitclaimed "the farm on which I now live" to Joseph Manning of Chelmsford and Ebenezer Cowdry of Billerica, his assignees for the benefit of his creditors, "meaning and intending hereby to convey all the real estate which I now own".
On 3 April 1850 Manning and Cowdrey sold the three parcels, about 59 acres, to Asa Hill Jr. of Billerica for $2,240, and Hill gave new mortgages to Searles and Hunt the same day, Hunt discharging the old one. Asa Hill Jr., son of the Asa Hill of the Asa Hill House, is the "A. Hill, Jr." of the 1853 map, but he kept the farm less than five years: on 26 January 1855 he and his wife Dorothy sold it to George Miller of Lowell for $3,500. Miller sold it in June 1856 to Sullivan Presho, a Lowell mason, for $3,331.20. Presho died on the farm on 13 September 1863 and his widow Mary administered the estate, appraised at $3,500 in real estate. In 1867 she bought her son Solomon's share at an administrator's auction, and in July 1867 the widow and five children sold the farm to Sarah Brown, wife of Rodney Brown, for $3,400.
The Browns sold it in August 1869 to Henry Duren, written "Durant" in the deed, for $3,400, taking back a $1,500 mortgage; he is the "H. Duren" of the 1875 map. That mortgage stayed open for thirty-five years. After Henry Duren and then his widow Mary A. Duren died, the town assessed the farm to "the heirs of Henry Duren, deceased", the mortgage holders paid the taxes, and in June 1902 they entered to foreclose. The administrator of Mary A. Duren's estate sold the farm at auction in November 1904 to Laura Hubbard of Lowell for $1,960; her mortgagee sold it under foreclosure in 1906 to Edwin Duren for $900. After Edwin's death his administratrix sold it in 1910 to Annie Goldman for $1,650. Goldman sold it in 1911 to Morris and Harry Rotstein of Boston, but her 1910 mortgage was foreclosed by auction on the premises on 7 October 1919, and the farm went to Krikor Der Michaelian for $5,100.
Der Michaelian sold a half interest to Wegia Juknavorian, and in August 1921 the two sold the 65 acres to Antanas Baksis and Alex Ogent of Lawrence. Ogent sold his half to Baksis in July 1922 for $1,000, and Baksis farmed the land for nearly thirty years. In August 1951 he sold it "with the buildings thereon" to a private couple, and the deed noted that "the Old Chelmsford Road" was "now known as Sullivan Road". The new owners registered the farm in the Land Court, and the 1955 certificate and plan 23839-A show the old buildings in lot 2, on the south side of Sullivan Road. In 1971 the land north of the road was cut into lots 4 to 23 (plan 23839-B). The old house was demolished in July 1973. The present 23 Sullivan Road, lot 10 of the 1971 plan with a warehouse built in the 1970s, lies across the road from the old house site and has belonged since 1987 to D & B Sullivan Realty Trust.
